Our dedicated property management staff offers a high level of professionalism and a very personalized management service based specifically on your needs. We are always easy to reach at our convenient in-town office location, during our weekly visits to your property or over phone and email. Whether we are onsite or off, our team is readily available to provide assistance with all your property and vacation rental needs.We offer a host of services from overseeing the basic day-to-day activities of property maintenance to providing customized concierge services for your villa guests. You can rest assured that both your property and your guests are receiving the utmost attention and care.Our service includes oversight of many administrative and financial services that will reduce the time, effort and often expenses of everyone involved in your property. We pride ourselves on the continued exceptional service we provide our clients and are able to provide references to any of our properties upon request.

  • We will plan weekly visits to your property with a detailed checklist to ensure the property and surroundings are in excellent condition.

  • We will be responsible for the utility payments, including water, electric and internet.

  • We will schedule all ongoing maintenance service providers and oversee their services through to completion.

  • Our staff will schedule and oversee all ongoing maintenance of the property including but not limited to landscaping, gardening, cleaning, pool service, appliance servicing and electronics checks.
  • We will receive all repair requests, this includes via WhatsApp messaging for after hours emergencies. We will log the work request in our office and with you, then schedule the proper contractor for the work. All repair jobs are followed up on and checked before being approved for payment.

  • We supervise routine maintenance repairs and restoration work as necessary. For most services we have been using the same vendors for several years and are confident of the quality of their work.

  • We will handle all aspects of your online listings and secure guest bookings for your rental. All bookings will be charged at a commission rate we’ve agreed upon.

  • We will handle the initial response to inquiries within hours of the guest’s contact. We will answer all questions and provide advice and insight regarding their vacation in Costa Rica.

  • Upon arrival into the country we are available to assist the guest with navigation to the area and will personally greet your guests and escort them to the villa where we provide the keys. We will agree upon a check-out time and schedule this with the guests for their departure date.

  • On the second day of their vacation we will personally follow-up with guests to ensure the villa exceeds their expectations.

  • Prior to the pre-arranged check-out time, we will personally arrive to thank the guest for their business, walk-through the property with them and request a review of the villa and our services. We will receive the keys at this check-out.

  • We offer a wide array of services for your guests. We can assist with every aspect of their vacation planning and make all reservations on their behalf. We offer high-end services at an additional cost such as grocery stocking upon arrival, chef reservations, in-villa spa appointments, private drivers and more.

  • Your guest will have access to every tour and adventure available in Costa Rica. We offer these services through our websites and also upon initial booking via Online Travel Agencies VRBO and AirBnB.

  • We offer full transportation services from round-trip airport shuttles to the villa, 4×4 rental cars parked in the driveway upon their arrival, taxi arrangements, private chauffeurs and transportation to booked tours and adventures.

  • Our policy is to list our villas on VRBO and AirBnB, plus any additional niche marketing sites such as LuxuryRentals.com that you designate. We list your property on our internal and partner websites including PS Management and Dominical Information.

  • We also make your vacation home information available to all clients of Monkey Ride Transportation and ATV Monkey Ride Dominical. Any additional specific advertising for your property is available at the owner’s expense. We provide information regarding our available marketing services to interested owners and have attached an overview at the end of this proposal. This gives your property maximum exposure to tourists in the Southern Zone area.

  • Full monthly reporting of financial transactions will be provided monthly. Information including receipts from rental and deposit income, payment of operational expenses such as repair and maintenance invoices, utilities, management and leasing fees, and monthly disbursements.

  • You will receive a computerized statement via Google Drive accompanied by any paid repair and/or maintenance invoices. At the end of each year you will receive a year end summary statement to aid you in preparing your tax return.
  • Owners may designate their own pricing however we suggest the team at PS Management conduct a thorough review of pricing of you villa based on the latest rates and competition in the area. The market is growing rapidly and a massive influx of vacation rentals are now available in the area making accurate rates even more important than ever before.

  • Our suggested pricing for your rental will be based on the current market demand and influenced by the competition within AirBnB and VRBO.

  • Our suggested pricing will fluctuate throughout the year based on the tourism market seasonality.

  • Vacation rental owners typically spend between 5%-12% of rental revenue on additional marketing tactics such as Facebook Advertising, Retargeting Ads and Email Marketing to name a few.

  • We suggest ongoing social media management and offer three levels of packages, starting at just $99/month for Facebook presence.

  • We offer in-house marketing and creation of Vacation Rental Websites – with our basic website package of 5 Pages priced at a low $350 usd. Vacation Rental Website Sample

  • Third party website costs are billed separately and include domain name ($20/year) email address ($24/year) and website builder ($19/year)
